DuPage County Property Search

The DuPage County Recorder's Office is the custodian of property records. These records include information about Real property within county limits, including mortgages, releases/satisfactions, deeds, liens, UCCs, mortgage assignments, judgments, plats, easements, property taxes (or tax information), and lis pendens.

Documents presented at the Recorder's Office must meet the following statutory requirements:

  • Property documents should contain one or more individual sheets with a size of 8.5 inches by 11 inches.
  • Property documents should not be permanently bound and not a continuous form.
  • Property documents with graphic displays can be recorded without additional fees, and the size should not exceed 11 inches by 17 inches.
  • Property documents should be legibly printed by hand, type, or computer in black ink.
  • Signatures and dates may be in any color as long as they can be clearly reproduced.
  • The property document should not have any stapled attachments.
  • Property documents should be on white paper weighing about 20 pounds.
  • The document should have a clean margin of at least one-half inch on the top, the bottom, and each side.
  • Margins should not invalidate the document. They should be used for non-essential notations.
  • The document's first page should have a blank space, measuring at least 3 inches by 5 inches.

Most documents recorded at the DuPage County Recorder's Office are considered a part of Dupage County Public Records.

A property search can be conducted online, by mail, or in-person to access public property records. The online search criteria are usually by owner's name, property address, parcel ID, document number, and document type. Online requests are usually free. Typically, copies of property records cost $0.50 per page and an additional $5 for certified copies. Property searches may be necessary when seeking information about the tax bills of a property (as a tax collector or an appraiser seeking to evaluate the property's assessment) during the title transfer process of a property. It may be conducted to resolve real estate conflicts, determine property history and historical value, and retrieve tax information. Also, a lender can conduct a property record search to retrieve information that will help determine if a property is worth their financial investment.

Are DuPage County Property Records Public?

The Illinois Freedom of Information Act (5 ILCS 140) allows for the release and dissemination of property records maintained by DuPage County record custodians to the general public. Therefore, anyone can inspect or obtain copies of property records from the DuPage County Recorder's Office, Clerk's Office, or Treasurer's Office. However, certain property records (or parts of them) are exempt from public disclosure. Examples of confidential property records per 5 ILCS 140/7(r):

  • Property purchase negotiation records are confidential until the negotiation is completed or terminated.
  • Property sale records are exempted from public records until the sale is consummated.
  • Parcel records involved in a pending eminent domain proceeding under the Eminent Domain Act are confidential except permitted for disclosure under discovery rules adopted by the Illinois Supreme Court.

What Do DuPage County Property Records Contain?

DuPage County property records contain varying information depending on the document type. Generally, the following information may be available to the public when a property records search is conducted:

    • Sales detail (document type, grantor and grantee's names, sale date, recorded date, sales type, state validity code, document number, sale price, and document search)
  • Conveyance history
    • Conveyance details (primary parcel, conveyance date, instrument type, and instrument number and date)
    • Condition (buyer's primary residence, fulfillment of inst contract, year contract initiated, advertised for sale, current and intended primary use, significant change date and type, building type, building removal date, auction sale, and trade of property)
    • Conveyance sales (tax bill name, sale key, total market value, sales type, grantor and grantee's names, seller's trust number, seller's address, tax bill address, and prepare's name, file number, and address)
    • Calculate the amount of transfer tax (full actual consideration amount, personal property amount, Illinois and county tax stamps, and net consideration for RP).
  • Exemption current (assessment year, pay year, exemption type, status, application/renewal receipt date, smart file filing ID, pro-rate date and percentage, end-of-year exemption, and pro-rate end date)
  • Exemption history and notes
  • Appeals history (hearing type, case number, and case status)
  • Appeal detail (filing date, factual error, recent sale, recent comparable sale, appraisal, equity comparables, commercial & industrial, matter of law other, requested land and building AVs
  • State PTAB information (appellant's attorney, district 100k notification, PTAB docket number, recent sale, assessed equality, comparable sales, recent construction.

Where to Perform a DuPage County Property Lookup

The DuPage County Recorder's Office makes property records available to individuals online at no charge through the Search Documents tool. The search criteria are:

  • Name information: Search by last and first name, bank name, and trust number or subdivision/business name.
  • Property information: Search by street number, street direction, street, city, or property index number.
  • Document information: Search by document number, document group types, document type, or recording date range.

How to Perform a Property Owner Lookup in DuPage County

Individuals can conduct a property owner lookup online, by mail, or in person at the DuPage County Recorder's Office. Online requests can be made via the Search Document tool available on the Recorder's website. Click the "Start Recording" button on the displayed page to access the search tool. Complete either the property or document information field to search. The information regarding the desired property will appear in the search result. The result will also contain the property owner's information.

Mail requests can be made by submitting the appropriate form at the Office. In-person requests can also be made during business hours. The requester would have to provide other search criteria (property address, parcel ID, document number, and document type) aside from the property owner's information to process the request. Copies of property records will be made available for $0.50 per page and an additional $5 for certified copies. The property owner's details would be included in the record.

How to Find DuPage County Property Records Online

Most DuPage County record custodians have online tools where individuals can find property records. For example, here is how to find property records online on the DuPage County Office of the County Clerk's website:

  • Go to the Clerk's website
  • Click on the Property Tax Lookup tool at the top bar
  • Conduct a basic search, advanced search, or map search
  • For a basic search, provide a parcel ID, owner name, property address, or city
  • For an advanced search, provide a grantee/grantor's name, parcel ID, property address, or sales document
  • Click the "Search" button to conduct the search

The search result will reveal every information available on the database on the searched property. Click on the desired property records to retrieve specific information. Alternatively, record seekers can find DuPage County property records on third-party aggregate websites. These sites provide different information because they exist independently. However, they can access property records if appropriate property information is provided in the available search boxes. Certain parts of the property records may be available for free, but a fee may be required for extensive searches. Note that any information retrieved from third-party databases should only be used for informational purposes.

How to Find Property Owner by Address Free

DuPage County record custodians have online databases where individuals can find property owners by address for free. For example, the DuPage County Treasurer's Office has a Property Tax Lookup tool that provides such services. Here is how to search:

  • Go to the Treasurer's website
  • Click on the Property Tax Lookup tool at the top bar
  • Click the "Basic Search" link, which leads to the search area
  • Enter the appropriate information in the address number and street address search boxes. Also, select the direction.
  • The search results will reveal the property tax details, including the property owner's information.

Alternatively, individuals can visit DuPage County record custodian offices to conduct a property owner search by address during business hours. The requester must provide the property's address to facilitate the search. Free services are only available to those who want to view property records. Request for copies of records typically comes at a cost. When a property record is viewed, information about the property owner will also be available.

DuPage County Property Tax Lookup

Individuals can obtain property tax information online or in person at the DuPage County Treasurer's Office. Online requests can be made by clicking on the Property Tax Lookup tool at the top of the Treasurer's website. Property tax information can be found by conducting:

  • A basic search (the search criteria is by parcel ID, owner name, billing name, or address number)
  • An advanced search (the search criteria is by grantee's name, grantor's name, neighborhood code, parcel ID, sales date, sales document, sales price, tax code, or township)
  • Map search

A click on the "Search" button will reveal the tax information of the desired property. In-person requests can be made at the Treasurer's Office during the normal business hours of 8 a.m. and 4:30 p.m. Monday through Friday. How to Find DuPage County Property Appraiser

Typically, DuPage County appraisers estimate the value of properties usually before they are sold, taxed, mortgaged, insured, or developed. The Illinois Department of Financial and Professional Regulation (IDRPR) has a Division of Real Estate (DRE) that regulates the operations of real estate appraisals in the state. To find property appraisers in Dupage County, follow the steps below:

  • Go to the DRE website.
  • Click the Real Estate Appraisal link.
  • Click the License Look Up tool on the real estate appraisal page
  • Select Appraisal as the Licence Type
  • Scroll down and select Illinois as the state
  • Then select DuPage as the county
  • Enter the appropriate information in the CAPTCHA box
  • Click the "Search" button

A list of all property appraisers in DuPage County will be displayed. The requesters can access the property appraiser's name, license status, credential, city/state, original issue date, current expiration date, and disciplined status. DuPage County Property Assessor

The DuPage County Supervisor of Assessments provides statistical assessment performance data to the Illinois Department of Revenue (DOR). They also give technical advice and statistical analysis of assessment data to the Township Assessors and the DuPage County Board of Review. Illinois law requires Township Assessors to uniformly assess properties in DuPage County at a median level of 33 1/3% of the market value.
